General Notes:

This comfortable, inviting Viceroy home reflects the look and feel of the woods outside in its natural wood finishes and forest- and earth-tone décor.

 

All window coverings (including all of the swags and valances and custom bamboo-style roller blinds on twelve windows in the “Great Hall” and kitchen) are included in the sale.  Most Furnishings and appliances shown in the photos are also available. All doors, baseboards, door and window casings are varnished, top-grade Luan Mahogany (except entry doors are insulated steel). All inside window frames are varnished/natural California Redwood. Stairs, railings, built-in shelves and selected other trim items are varnished pine. There is nearly 2,000 square feet of varnished knotty pine paneling in the “Great Room”, kitchen and master bedroom walls and ceilings.   Hardwood floors in the bedrooms are honey oak with UV-hardened urethane finish. Kitchen and adjoining Pantry floors are premium porcelain tile. The Great Room and balcony/loft feature premium easy-care berber. All of these items are virtually maintenance-free.

 

Touch-up paints will be provided, as well as spare hardwood, porcelain and carpet flooring materials and mahogany moldings, in case of future accidents or renovations.  The place has been meticulously maintained, and carefully engineered to be ultra-low maintenance. Yours to enjoy.

Main Floor Rooms:

 

 

 

The Great Room:       Approx. 36x13.5 ft.

This huge, dramatic, 2-story open-concept room features an expansive, vaulted (9/12 pitch) 18-foot pine ceiling which soars upwards to a 25-foot balcony/loft above. Flooded with light from a large triple skylight and nine large windows overlooking the lake. Walls and custom built-in entertainment center shelving are also pine, accented with almond-finished drywall on selected second story walls. Luan Mahogany and California Redwood trim everywhere. New, premium, easy-care Berber carpeting in forest- and earth-tones with special premium extra-plush waterproof underpad.

 

An oversized, modern, airtight, reduced-clearance woodstove with alternate open fireplace and forced air “furnace” modes centers the room, functionally enhanced by a large central ceiling fan above. Viceroy designed this space as a combination Living and Dining room, but we dispensed with the dining room in favour of a large, eat-in open concept kitchen (see Kitchen and Pantry descriptions below) and a huge deck with a large outside dining table. The Great Room is thus currently configured as a living-room plus a studio/ office/ craft/ games area, both with commanding views of the lake through the nearly 100 sq-ft of panoramic triple-glazed windows. Together, they create a spacious open entertaining area.

 

Under the staircase which leads to the balcony/loft and second floor rooms, there is a curtained storage/hobby work area which can readily be reconfigured as a laundry with ample storage.  (For more details see the separate section: Laundry/Storage/Hobby/Work Area”, below.) The curtain co-ordinates with the swag draperies on the windows.

Kitchen:    Approx. 16x9.5 ft. plus 2.5x3.5 ft. closet.

Lots of room for entertaining, and for a large tableThis is a bright, airy, “country kitchen”, designed for social gatherings as well as eating. Open to the adjoining “Great Room” through two doorways and a large inside “pass-thru” window for excellent views of the lake as well as for enhanced entertaining. Knotty Pine walls, porcelain tile floors. Large windows on two walls, with draperies complimenting those in the adjacent “Great Room”.  Oversize fridge. Full-size self-cleaning electric stove. Double stainless sink with spray. Custom-made Birch & Elm cabinets are newly re-faced with shaker-style solid Birch doors (matching those in the adjacent Butler’s Pantry) in a warm honey maple finish. The cabinets feature a large, lighted  “Lazy Susan” in the corner, a built-in twin recycling cupboard, built-in organics recycling (compost) and garbage receptacles. Custom built open contoured shelving above adds to the airy feel, with integrated task lighting and provision for exhaust vent hood.  A custom-made stained glass swag over the dining table echoes the hues of the walls and cabinets. Exterior door to covered porch (which can be enclosed and heated). Closet for coats etc.

Together with the adjoining “Butler’s Pantry” (see below) the total kitchen eating and food preparation space is 24.5x9.5 feet !

 

 

 

Butler’s Pantry:     Approx. 8.5x6.5 ft. L-shaped

This additional room uniquely enhances the functionality and entertainment aesthetics of the adjacent kitchen. Newly renovated in 2011, it features additional upper and lower cabinets (augmenting and aesthetically matching those in the kitchen), an expansive extra-deep food preparation counter, built-in full-size microwave oven, built-in acoustically insulated dishwasher with special provisions for easy winterizing in seasonal use, built-in chest freezer with sub-zero compressor protection (so it can be left provisioned and running during winter close-up in seasonal use), and a wet-bar with over-sized bar-sink which doubles as an additional kitchen sink.  Functionally this allows much of the clutter, mess, noise and distraction of food and drink preparation and after-meal cleanup to be banished from the adjoining kitchen, enhancing the kitchen’s functionality for entertaining, particularly for after-dinner games and socializing… i.e., the “kitchen party” of our Atlantic Canadian heritage.

Like the kitchen, the pantry features porcelain tile floors which complement the warm honey maple finish of the new shaker-style solid birch cabinets.

Den/4th Bedroom

Approx. 11x9.5 ft. plus 3x3.5 ft. closet

Recently redecorated. Soft grey-blue paneled walls, multi-tone Berber carpet, large window with Honey Pine valance. Large, deep, step-in storage and/or clothes closet, overhead lighting. Shown here configured with queen bed, it will accommodate a king or a double+single configuration.

 

This room would make a fine main floor den/office. It can also be re-configured as a large laundry, sewing and crafts room: electrical and plumbing connections are readily accessible to this location.

2nd Bathroom (2-pc)

Approx. 6.5x6.5 ft. L-shaped

On main floor. Finished in taupe, blue and white (drywall). Recently remodeled: new Maple cabinetry, countertop, ceramic backsplash, white china/porcelain fixtures, porcelain taps and lighting. Laundry/Storage/Hobby/Workspace: Approx.10x3ft.

Located under the staircase which leads to the upper floor, this aesthetically draped  laundry, storage and/or work  space extends beyond what the photos show, with additional slide-in storage under the staircase landing. The area View of storage/laundry area with screening drape droppedhas its own task lighting and extensive built-in storage shelving on the upper back wall. The curtain is a tie-up, drop-down swag which matches the window draperies in this room.

Although this space can easily be connected to existing nearby hot & cold water supply plumbing, drainage plumbing and 240/120-volt electricity (through the floor via the basement below), and the dryer can be vented to the outside through the exterior wall behind, these connections have not been roughed in at this time.

Second Floor Rooms:

Note that the interior walls separating the 4 upstairs rooms are NOT load-bearing and as such the entire upstairs can easily be re-configured to suit the purchaser’s preferences. For example, an alternate floor-plan of this Viceroy model features just two, larger, upstairs bedrooms rather than three.

 

 

Master Bedroom

Approx. 13x11 ft. plus 2.5x10.5 ft. double closet.

Knotty Pine cathedral ceilings with mahogany trim and beam.  Walls (drywall) finished in 2-tone peaches and cream.  Oak hardwood floors. One double and one single casement window (windows on two walls, one overlooking the lake and decks). Double closet. Ceiling fan. Great afternoon sun.

Bedroom 3 has a built-in twin bed with under-storage. Window positioning and special reinforcement inside the walls will support a second upper bunk, also built-in.  Ample closet (just out of view to the left in the picture). Walls are peach tones (drywall). Ceiling is prefinished wood paneling in Honey Oak finish. Honey Oak hardwood floor.

The cathedral ceiling and the custom-made cabinets are lacquered premium red cedar. Trim is mahogany, California redwood and cedar. Hidden pull-out cosmetics drawer on roller bearings inside cabinet. Vinyl tile floor. Bath with shower, triple glass enclosure doors and heavy-duty moulded vinyl resin tub-surround.

 

Bright and cheerful, even with the privacy of dense, fragrant Sugar-Maple foliage right outside the specially-sealed, California Redwood casement window.

Balcony/Loft

Approx. 25x3.5 ft. plus 2.5x2.5 ft. linen closet

 

In this picture you can see the edge of the large, triple recessed skylight in the pine ceiling above the balcony. Walls are Almond (drywall). Floors are premium Berber.  Overlooks 36x14 foot Great Room below. The door at the end is to the master bedroom. The main bathroom and bedrooms 2 and 3, are on the left, as is the linen closet which is lined with aromatic cedar. The railing is custom hand-crafted solid pine.
